Permits: Hillsborough County, Tampa, or Temple Terrace?

A Tampa mailing address doesn’t always mean City of Tampa jurisdiction. We confirm the jurisdiction before we file.

Unincorporated Hillsborough, including Brandon, Riverview, Valrico, Carrollwood, Citrus Park, Westchase, Town ‘n’ Country, and the Hillsborough sides of Lutz and Odessa: Re-roofs are filed through Hillsborough County HillsGovHub, with a contractor attestation that the decking, underlayment, and roof covering will meet the Florida Building Code. Inspections include a progress check, in person or virtual with photos and video, and a final.
City of Tampa, including Seminole Heights, South Tampa, Tampa Palms, and much of New Tampa: Permits are issued by City of Tampa Construction Services. For roof replacements, a Roof Mitigation Verification Statement has to be uploaded before a roof inspection can be scheduled, and tile replacements require a dry-in inspection.
City of Temple Terrace: Temple Terrace runs its own building department.

Homes in neighborhoods like Seminole Heights often have board-plank decking, low-slope porch roofs, and several roof layers. We tear off to the deck, repair or re-sheath where needed, and bring the deck attachment up to current code.

Flood zones and the bay

Low-lying South Tampa and other waterfront parcels may sit in FEMA flood zones, which can add substantial-improvement paperwork to a permit. Salt air near the bay also wears out fasteners and flashing faster, so we use corrosion-resistant materials.

HOA communities

New Tampa communities like Tampa Palms, Hunter’s Green, Cross Creek, and K-Bar Ranch, Riverview subdivisions like Panther Trace and South Fork, and Westchase all have architectural rules for roof material and color. We prepare the HOA submittal with product sheets and color samples before work starts.

First roof replacements and wind mitigation

Many subdivisions built in the 2000s are reaching the age when original shingle roofs wear out and insurers start asking questions. Many east Hillsborough homes have hip roofs, which already earn a roof-shape credit on a wind mitigation inspection, and adding code deck attachment and a secondary water barrier during a re-roof can earn more.
